Following a major programme of consultation with Birmingham’s communities in 2022, a planning application was submitted to Birmingham City Council in December 2022. 

Following redesign of certain aspects of the scheme, an addendum to the existing application was submitted in January 2024 and public consultation on the updated plans concluded in November 2023. 

Smithfield is a large and complex development being delivered through a Lendlease and BCC partnership, which will be designed and built in multiple phases.

The first planning application includes outline proposals for the whole site and detailed proposals for the first phase of development. You can view the planning application below.

    December 2022

    Hybrid planning application submitted.

  • Early 2023

    Design update began in response to comments received.

    October 2023

    Public consultation on the updated design.

    Late 2023

    Updated design to be submitted as an addendum to planning application.

  • Early 2024

    Decision on the updated planning application expected.

    Mid - late 2024

    Submission of Reserved Matters Application 4 for the rest of phase 1.


    Construction begins.

  • First building opens.

  • First new market opens.

  • Smithfield complete.
